New Application for Senior Housing Project

The City has received an application for a new senior multi-family housing development on Weaver Road.

The City has received an application for a new senior multi-family housing development on Weaver Road.  The applicant is proposing 100 units, located in a single, five-story building with a basement.  Parking for 121 vehicles is proposed, as well as utility improvements, curbs, gutters, and sidewalks, street trees, and wetland mitigation work south of the proposed building. 

The property is zoned Business Park (BP).  In the BP zone multi-family developments are allowed with a conditional use permit, but only if “in conjunction with commercial use on the same site”.  The applicant for this project is the owner/developer of the Snohomish Business Park site, which is immediately adjacent to the parcel where the senior housing project is proposed.  As the business park and the proposed senior housing project are both located on the same 18-acre site (made up of parcels under common ownership) the “in conjunction” requirement is met.

The BP zone allows for taller buildings than in other parts of town.  The base allowance is 45 feet, with a setback incentive: for each foot the building is set back from the property line, an additional one foot of height is allowed.  The proposed building is 59 feet tall, because it is set back 15 feet from the property line.

This project will require a public hearing before the City’s hearing examiner.  The hearing has not yet been scheduled as the project is still in the preliminary review phase.  Interested parties are encouraged to provide written comments for the record (all comments will be forwarded to the Hearing Examiner for consideration), and/or attend the hearing when it is scheduled.
