The City has just issued a Decision approving the first new development application in the Pilchuck District since it was created in 2011.
A former car wash site at 161 Lincoln Avenue will be redeveloped into a three-story mixed use building with six residential units and 3,980 square feet of commercial space on the ground floor. Other improvements to the site include utilities, landscaping, parking, and new sidewalks.
When the Pilchuck District was created the vision was to transform the area into a walkable pedestrian-friendly neighborhood with a mix of residential and commercial uses. The District’s design standards are intended to result in active and interesting streetscapes. The new building was reviewed for consistency with the standards and approved based on the applicant’s proposed elevations.
The Decision issued today is the land use approval only; other permits are needed before the applicant can break ground at the site. No permits can be issued for construction until the 14-day appeal period is complete.
